Estimation
We research and provide on a detailed spreadsheet the estimated costs involved in building your ADU, including analysis by a licensed civil engineer, structural engineer and architect. In addition, we visit the local jurisdiction's planning department to run your preliminary site plan past them. This way you don't spend a lot of money messing around.
Customize and Finalize
We don't order your ADU until we have your building permit in hand. We work with homeowner on detailed specification lists of what interior and exterior amenities they desire in their ADU. We meet to review all selections. The ADU takes approximately 60 to 75 days to complete at our factory.

Home Visit
We will meet you on site to review your proposed ADU location, utility access and ensure success with your ADU. You choose one of Perpetual Homes proprietary plans and elevations (or design your own custom elevation).
Planning & Application
Perpetual Homes manages the consultants to put together the submittal package for the planning department. We make a formal application submittal which takes approximately 60 days (by state law).
Construction
While the ADU is under construction at the factory, we prepare your site, hook up your utilities and build your foundation and then assemble your ADU in a few days. All municipality and city/county fees are paid (much discounted number with the new California ADU laws)and voila you are the proud owner of a new ADU. Enjoy your enhanced asset to your property and feel good if you're renting out to a nice local resident in need of housing.
